I gave up on timing...bought in 04 and could have sold 3 years later for a 20%+ gain, but NOOO! The wife said “Where will we move? Moving sucks” so we stayed and now it’s still worth about what we paid for it, and it’s been rented out for 6 years now. Thankfully renting it out enabled us to move on, but it can still be an albatross...

Our last one was terrible. Closing on our sale fell through 2 days before closing. Thankfully, we had 3 weeks until we closed on our new house. We put our house back on the market and had an offer that night for over asking, under contract the next day, and they were able to do a quick close. Even though it worked out, man, it was stressful.

Nice ... we paid what we paid for this apartment, our 500SF in the center of the NYC universe. At least we can now move a wall, redo a kitchen. Rented this since 2007 - nice to be able to dump money into it without it being a waste.

I have a newfound (2016) respect for condos and apartments. Still the single greatest “dwelling unit” I’ve ever been in was an 1100 sq ft condo in Queen Anne, Seattle. And after owning a huge yard, I envy you folks.

Realistically, you probably got a better deal than I did, aside from it being over half a year later and probably 5-10% more than it would have been when we bought our house (nothing in the neighborhood has sold for less than 30k more than ours since we bought it)... Based on recent sales, our house should be up about 10% since we bought it. Since we’re in King County and a somewhat desirable city (or so I’m told - people are always like, “you live there?”, like it’s a uniquely nice spot or something).
The only thing I like to gloat about on our deal is that I actually haggled the price down in this market in a place where houses usually sell the day they go up. It was still over 100k more than we had planned to spend, but to get to what we were planning would have meant a completely insane commute (the current one is already terrible).

Youre preaching to the choir here. I never thought I’d be in this price bracket, but I underpaid for this house, compared to the other house we lost out on which went for 90k over for 1/3 the house and 1/4 of the neighborhood.

Now, can you actually fill the house? When we moved into our place we had very little and it echoed, which made it feel even emptier. Between the two of us we had a 1-bedroom apartment and a bedroom worth of stuff, plus a few things her parents had tossed in storage when they got decent furniture.
As a result of this echoing and not feeling even marginally comfortable, we had to buy furniture, which we did as carefully as we could, but we still spent as much as an average new car costs to fill just some of the emptiness. We still have an entire empty bedroom (will become the nursery soon), a living room/den that needs two more chairs, and our formal living room is essentially storage for my beat up old couch, one of my old side tables, and a couple hideous chairs that her parents had in storage...

Here, you pay for the maintenance ($1100/month, cheap by NYC standards) but everything from snow shoveling to minor repairs is done for you. Also, the building staff can be hired at below-market rates for bigger jobs - I paid to have the new A/C installed rather than risk dropping it 9 stories. And no car payment, no car insurance, no exterior maintenance, etc. It all washes out, I think.

Well it’s been stressful so far and we only just got our plot plan and not even finished the interior design. Also, we decided to build in hurricane season.
